Radon Testing

Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. The Florida Department of Health states that Radon is the leading cause of lung cancer for non-smokers. Radon offers exposure potential as it is a colorless, odorless gas produced from the radioactive breakdown of naturally occurring radium found in most soils. The American Lung Association states that one in 15 homes across the country tests positive for dangerous levels of radon, an invisible, odorless gas that causes lung cancer. The recommended procedure is to first establish whether an issues related to Radon exists.

Florida Statute 404.056 states that radon testing is mandatory in all state-owned, state-operated, state-regulated, or state-licensed 24-hour care facilities. Additionally, all public and private school buildings or school sites housing students in kindergarten-ten through grade 12, hospitals, nursing homes, foster homes, assisted living facilities, mental health facilities, detention centers, correctional institutions, pre-release centers and all state-licensed day care centers for children or minors.

The statute requires initial measurements shall be conducted in 20 percent of the habitable first floor spaces within any of the regulated buildings and shall be completed and reported within 1 year after the date the building is opened for occupancy or within 1 year after license approval for the entity residing in the existing building. Follow-up testing must be completed in 5 percent of the habitable first floor spaces within any of the regulated buildings after the building has been occupied for 5 years, and results must be reported by the first day of the 6th year of occupancy. After radon measurements have been made twice, regulated buildings need not undergo further testing unless significant structural changes occur.
